What is it and why is it required?
A fire strategy document is particularly useful for setting out the design basis of the premises in respect of fire. A fire strategy will show compliance with Building Regulations; mainly means of warning and escape, internal fire spread (linings), internal fire spread (structure), external fire spread and escape, access and facilities for the fire service. A fire strategy is required for buildings as part of a building control submission.
A fire strategy to PAS 911 may also be carried out for existing buildings which will allow the landlord, fire risk assessor and other interested parties to view the manner in which a building is constructed, the assumptions which have been made, the precautions and how these complement rather than work against one another.
What are the benefits?
A fire strategy will provide clearer definition of the active and passive fire protection arrangements, in addition to meeting the requirement for the building to be managed safely. Current Building Regulations require the provision of information relating to the design and construction of the building and the service fittings and equipment provided, which will assist the “responsible person” to operate and maintain the building or extension with reasonable safety. The fire strategy forms an essential basis on which to conduct the fire risk assessment.
The primary aim of the fire strategy is to design, manage, plan and co-ordinate appropriate fire safety procedures to reduce the risks of fire, thus ensuring the safety of the occupants.
How can the S2 Partnership help?
We produce fire strategies for commercial buildings that are in existence (sometimes known as retrospective fire strategies), but we do not carry these out for buildings that are yet to be built.
