Water Hygiene
The growth of bacteria in building water systems is a common cause of potentially-fatal Legionnaires' Disease. The Government's Approved Code of Practice & Guidance on Legionnaires' Disease (L8) came into effect on 8 January 2001. This document states that a reasonably foreseeable risk of exposure to legionella bacteria exists in:
- Water systems incorporating a cooling tower
- Water systems incorporating an evaporative condenser
- Hot and cold water systems
- Other plant and systems containing water which is likely to exceed 20ºC and which may release a spray or aerosol during operation or when being maintained.
Where these water systems exist in a building, there is a legal responsibility on the building manager to assess the risks and put in place a suitable scheme for controlling legionella.
How can The S2 Partnership's specialist and experienced team of water hygiene consultants help?
- Legionella risk assessments in accordance with L8
- Water hygiene management system, including policy and maintenance regimes
- Risk Assessment Reviews and Audits
- Independent water sampling
- Training Courses - legionella awareness & L8.

We are approved by prestigious organisations that include international managing agents, Jones Lang LaSalle
The assessment of water hygiene risk is an essential element in controlling the spread of legionella bacteria from building water systems.
Our specialists examine a building's water services and systems and provide an independent and practical assessment of water hygiene risk and how to control it.
Our water hygiene management system provides a comprehensive method of managing risk from water systems, and includes maintenance regimes, logsheets and graphs as necessary.
Water systems that we have examined include cooling towers and evaporative condensers, domestic water systems, and building water features such as cascades and fountains.
Do you rely on water treatment contractors to keep your water systems free from legionella risk? If so, you could be paying for excessively expensive and unnecessary chemical treatment and maintenance regimes. Worse, you could be relying on someone whose procedures are less than wholly effective. Remember that you will be liable in law if a contractor's failings result in a legionella outbreak.
The S2 Partnership offers a truly independent auditing service that will ensure your appointed contractors carry out their legionella management duties appropriately and effectively. We can undertake spot-checks and independent sampling of water systems, and we can give you peace of mind that everything is under proper control.
Our specialists can also provide legionella management training to in-house staff and contractors.
