RiskWise
The growth of bacteria in building water systems is a common cause
of potentially-fatal Legionnaires' Disease. The Government's Approved
Code of Practice & Guidance on Legionnaires' Disease (L8) came
into effect on 8 RiskWise is the S2 Partnership's web-based property
management tool. It provides property managers and owners with instant
access to property information, as well as a simple, proactive way
to manage and track health, safety and other risk actions along with
your compliance.
RiskWise allows property managers to manage the risks existing at
each individual site in their product portfolio. Users are able to
track what types of risks appear at each site, what risk improvement
actions need to be carried out, when these improvements are due and
who is responsible for the improvements.
All health, safety and risk information relating to a commercial
property portfolio is held within the system, typically collated during
routine assessments by building managers, the S2 Partnership or other
preferred Health and Safety specialists. RiskWise automatically monitors
and escalates any outstanding actions to the relevant stakeholders,
helping to ensure every building is Health and Safety compliant, ultimately
mitigating corporate liability risk.
The system includes routine safety monitoring, including internal
audits and management safety reviews.
This is an innovative, technology-based, simple system that provides
timely and accurate information and supports the objectives of the
risk management process.

One of the increasing challenges experienced by Jones Lang LaSalle's
UK property services arm over recent years has been the growing need
to monitor and manage health, safety and risk related elements of
its property portfolio. Up until three years ago it had not been possible
to be sure at any point in time what the exact risk status was of
each building in the portfolio and, with legislation becoming ever
more punitive, this was considered unacceptable.
A project was initiated therefore to find a way to achieve real-time
risk transparency across the property portfolio. A number of specialist
Health, Safety & Risk consultancies were approached, with a proposal
from the S2 Partnership being considered the most appropriate for
the firm. The S2 proposal combined its excellent risk consultancy
services, which had already been experienced by the company over a
number of years, with its state of the art, on-line risk database
RiskWise which provided a risk recording, escalation and reporting
system. S2 were therefore contracted to implement the system for all
the properties managed by the firm across the UK, and within just
ten weeks, they were receiving significant benefits.
Three years on, RiskWise has enabled Jones Lang LaSalle to achieve
its original objective, and it is now possible to have an up-to-date,
real time view of the risk status of every one of nearly 700 properties
managed across the UK. Any health, safety or risk actions which are
required across the portfolio are progressed through the system, being
automatically monitored and escalated as appropriate, to ensure they
are not forgotten or overlooked. The system is now being used to monitor
environmental risk as well.
